Honestly, i am desperate and I will take just about any reasonable offer, and throw someone money if they refer me a buyer.

Sorry to hear about it... I'd be interested, but there is no way I'm moving my ass to Maricopa.

One thing you might want to think aboot, is to repaint the rooms more of a neutral color, because a lot of people don't like different colored rooms, bright paint, etc.

Yeah me either...it's killing me!
I know what you mean Brandon about the rooms, thing is, that everyone who has kids loves that room. The problem is that there are sooo many houses for sale and they are all around the same price. We got an offer yesterday, but it was about 28k less than we want. It's hard to walk away from that much money, but we are getting close to the point that we may have to do that. Rates went up again and a 250k mortgage would be a pretty big payment.
Reall, if you guys know anyone who would be interested AT ALL we will totally work with them on the price.

$28k is a big loss. that's a lowball effin offer.

Yup. If this had happened 6 months ago we would have sold the house for 280k in about a week. Not we are going to be lucky to get 230k

That sucks! I'm sorry to hear that it is not selling. It is a very nice house!

I know where you're coming from, it's exactly what I would do with my house. And the rates are shit right now. I was quoted $1400/ month on a $200k house (interest only!!), that's effed up!

It's turning back into a buyers market now it seems.

I know nobody on here is interested...but if you could spread the word I would appreciate it.
New price = $232,000
without realtor or if you are an investor price = $215,000

That is just over 75% LTV for those investors out there if it does appraise for $280,000
